The following are listings and descriptions of each Industrial Park located within Caddo Parish.

Vivian Industrial Park
(Located in the City of Vivian off LA Highway 1)

Three major motor freight carriers serve The Gateway Region, in addition to the numerous break bulk facilities for motor freight companies in nearby Shreveport. Vivian is served by a local airport and nearby Shreveport Regional Airport, to provide excellent air travel and air freight services. Rail service through the region is provided by Kansas City Southern Railway. Water transportation is available at the Port of Shreveport-Bossier

Ward Two Industrial Park
(Located off LA Highway 1 between Vivian and Oil City)

Vivian and Oil City are ideally located between two interstate highways, I-30 to the north and I-20 to the south, access to these interstate highways are by U.S. Highway 71 and LA Highway 1. The north-south interstate I-49 extension, now under development, will run from I-10 in southern Louisiana to Kansas City, MO.

  • Water, Sewer, Electricity and Natural gas in place
  • 40,000 sq. feet shell building under construction and available for completion at tenant's specification.


North Shreveport Industrial Park
(Intersection of Louisiana Highway 173 and Roy Road)

The North Shreveport Industrial Park is the right choice for industrial tenants who seek an affordable location with plenty of flexibility and room for growth. The park-like setting with wide streets and trees are an added benefit to all who choose to locate in the North Shreveport Industrial Park. The North Shreveport Industrial Park also provides convenient access to major interstates, specifically I-20, which is critical to ensuring that our customers receive product in a timely manner.

Shreve-Park Industrial Campus
(Located in west Shreveport, 7 miles west of the Central Business District)

Shreve Park Industrial Campus is a place of vision, where enterprising leaders are making the technology of the future today's reality. It offers all the resources you'll need including a powerful transportation network of rail, water, air and interstate highway, and a convenient location off the four-lane divided Inner Loop Expressway ( Highway 3132) in West Shreveport, just one mile south of Interstate 20 and five minutes from Shreveport Regional Airport. Shreveport Park, is close to Interstate 49, Union Pacific Railroad facilities and the Port of Shreveport/Bossier. (Located 4 miles south of Shreveport on Louisiana Highway 1)

The Shreveport-Bossier Port links customers throughout the Ark-La-Tex region to domestic and international markets via the Mississippi River.

West Shreveport Industrial Park is one of Caddo Parish's newest industrial developments, and one which is on the cutting edge of technology. Located in one of the fastest growing areas in west Shreveport, the port offers special advantages for companies ready to utilize General Motors, with acreage to build to suit.
